366 Charleston Homes Go Under Contract April 3rd - 9th!

286 Charleston single family homes went under contract last week with a median price of $257k, $119/sf. 15 homes were listed under $100k and 10 over $1M.  Median of only 33 days on the market. Median year built 1999.

14(5%) of 286 single family homes under contract were either foreclosures or short sales (fc/ss). Another 13% were new construction.

36 Mt. Pleasant single family homes went under contract over the past week and were listed from $159k - $1.3M. Median price was $402k, $177/sf. 1 under $200k. 10 over $500k. 7(19%) were new construction. 

18 Peninsula Charleston single family homes went under contract over the past week and were listed between $200k - $3.5M. 3 were under $300k. 5 were over $1M. Median $601k, $334/sf. 11 were south of the crosstown. 6 were South of Broad.

48 Island homes went under contract during the past week. James Island - 18 (see detail below). Folly Beach - 2 ($499k, $567k). Johns Island - 14 (see detail below). Wadmalaw - 2 ($315k, $1.4M).  Edisto - 2 ($349k, $415k). Seabrook Island - 3 ($629k, $675k, $949k). Isle of Palms - 3 ($496k, $575k, $4.9M). Wild Dunes - 3 ($669k, $797k, $969k). Daniel Island - 1 ($975k). 

18 James Island single family homes went under contract during the past week and were listed from $130k - $1.2M. The median price was $302k at $181/sf. 3 were under $200k. 5 were over $400k. Only 1 was fc/ss. No new construction.

14 Johns Island single family homes went under contract during the past week and were listed from $175k - $1.55M. The median price was $252k at $134/sf. 2 were under $200k. 2 were over $400k. 4(29%) were new construction.

34 West Ashley single family homes went under contract over the past week with list prices from $80k - $639k. The median price was $267k, at $133/sf.  4 were in Grand Oaks. 5 were under $175k. 3 were above $400k. 3(9%) fc/ss. 4(12%) was new construction.

21 North Charleston single family homes went under contract during the past week and were listed from $35k - $470k. 6 were under $100k. 4 were over $200k. The median price was $138k at $88/sf. 2 (10%) were fc/ss. 2 (10%) were new construction.

67 Summerville/Ladson single family homes went under contract during the past week and were listed from $55k -$600k. 9 in Wescott. The median was $224k at $103/sf. 1 was under $100k and 14 over $300k. 5 were fc/ss. 7 (10%) were new construction. 

55 Hanahan/Goose Creek/Moncks Corner single family homes went under contract during the past week and were listed from $65k - $900k. 6 were in Cane Bay. The median was $193k at $97/sf. 5 were below $100k. 6 were above $300k. 2 above $400k. 2 were fc/ss. 11(20%) were new construction.

75 Condo/Townhomes went under contract during the past week. 10 were listed under $100k. 40 were listed from $100k - $200k. 7 from $210k - $300k. 9 from $315k - $400k. 4 from $415k - $490k. 5 from $839 - $3.3M. 20 were in Mt. Pleasant. 6 were fc/ss. 8 (11%)were new construction.
