329 Charleston Residential Properties Go Under Contract January 30 - February 5

258 Charleston single family homes went under contract last week with a median price of $235k, $122/sf. 16 homes were listed under $100k and 7 over $1M.  Median of 63 days on the market. 20(8%) of 258 single family homes under contract were either foreclosures or short sales (fc/ss). Another 12% were new construction.

37 Mt. Pleasant single family homes went under contract over the past week and were listed from $225k - $939k. Median price was $425k, $190/sf. 10 over $500k. Only 1 under $150/sf. Only 1(3%) was a fc/ss. 7(19%) were new construction. 

15 Peninsula Charleston single family homes went under contract over the past week and were listed between $200k - $2.5M. 1 was under $375k; 2 were over $800k. Median $500k, $262/sf. 9 were south of the crosstown.

34 Island homes went under contract during the past week. James Island - 11 (see detail below). Johns Island - 7 (see detail below). Kiawah Island - 1 ($2.15M). Seabrook Island - 1 ($594k). Edisto Island - 3 ($345k, $400k, $595k). Isle of Palms - 3 ($675k, $1.2M, $1.5M). Dewees Island - 1 ($900k). Daniel Island - 6 (see detail below). Sullivans Island - 1 ($895k).

11 James Island single family homes went under contract during the past week and were listed from $215 - $949k. The median price was $300k at $175/sf. 3 were over $350k. 

7 Johns Island single family homes went under contract during the past week and were listed $179 - $394k. The median price was $230k at $140/sf. 1 was below $200k. 1 was over $260k. Only 1 was fc/ss. Only 1 (14%) was new construction.

6 Daniel Island single family homes went under contract during the past week and were listed at $454k, $485k, $555k, $690k, $829k, $1.25M.

40 West Ashley single family homes went under contract over the past week with list prices from $69 - $999k. 4 were in Shadowmoss. 4 were in Grand Oaks. 6 were under $175k. 9 were above $400k. Median price was $269k, at $142/sf.  5 (13%) were fc/ss. 1(3%) was new construction.

23 North Charleston single family homes went under contract during the past week and were listed from $52k - $275k. 4 in Park Circle and 4 in Forest Hills. 5 were over $200k. The median price was $150k at $99/sf. 1(4%) were fc/ss. 5 (22%) was new construction.

49 Summerville/Ladson single family homes went under contract during the past week and were listed from $45k -$385k. 3 in White Gables. The median was $170k at $99/sf. 3 were under $100k and 3 over $300k. 4(8%) were fc/ss. 5(10%) were new construction. 

56 Hanahan/Goose Creek/Moncks Corner single family homes went under contract during the past week and were listed from $23k - $349k. 5 were in Tanner Plantation. The median was $181k at $98/sf. 5 were below $100k. 2 were above $300k. 7(13%) were fc/ss. 8(14%) were new construction.

59 Condo/Townhomes went under contract during the past week. 11 were listed under $100k. 25 were listed from $100k - $200k. 9 from $225k - $300k. 8 from $310k - $500k. 6 from $525k - $900k.  17 were in Mt. Pleasant. 6(10%) were fc/ss. 4(7%) was new construction.
