Charleston SC Farmers Market at Marion Square238 single family homes under contract last week with a median list price $211k, $109/sf. 28 under $100k. 6 over $1M.
  18% of 238 Charleston SC homes under contract were either foreclosures or short sales (fc/ss). Another 4% were new construction.

34 Mt. Pleasant SC homes under contract last week were listed from $50k- $839k. Median $390k, $173/sf. 7 over $500k. 1 under $220k. Only 3 under $150/sf. 2(6%) were either fc/ss.

49 island single family homes under contract. 32 West Ashley single family homes under contract last week were listed from $33k-$495k. Median $207k, $118/sf.  8 above $300k. 3 above $400k. 6(19%) were either fc/ss.

13 North Charleston homes under contract were listed from $45k-$188k. 5 below $100k. Median $119k, $85/sf.  23% were either fc/ss.

8 Peninsula Charleston single family homes under contract past wk. LIST prices $95k, $170k, $200k, $301k, $849k, $1.25M, $1.7M, $2.8M. 2 short sales.

50 Summerville/Ladson homes under contract last week were listed  from $33k-$484k. Median $150k, $86/sf. 3 above $300k.  30% were either fc/ss.

51 Hanahan/Goose Creek/Moncks Corner homes under contract last week were listed from $49k-$450k. Median $160k, $90/sf. 14 over $200k. 7 over $300k. 8 Crowfield. 18% were either fc/ss.

52 condo/townhomes under contract. 12 were listed under $100k. 26 from $100k- $215k. 4 from $250k- $270k. 8 from $369k-$500k. 1 at $795k. 13 Mt. Pleasant.  12% were either fc/ss.

Sales are still going along quite strong, but would be even stronger if we had a few more properties to choose from.
Prices, specifically $/sf. prices, are all going up.
Only 3 of the homes under contract in Mt Pleasant were under $150/sf!!
The prices in areas 61-64 were not so good this week, but we finally saw some improvement in areas 71-76.
This is a good sign.  I think investors and other buyers are realizing that this is the last chance to pick up a few bargains.
I think they may have already done that in areas 71-76.
It won't be long before all the under market value properties are gone and prices can really head up.
