Kiawah and Seabrook Islands, SC area 25 market update for single family detached reflects average sales price year to date is down by 24.4%, with closed sales down for the month of June compared to last year by 16.7% and year to date up by 13.5%. As of today, there are 182 single family detached listings with the Charleston Multiple Listing Service.  16 properties are currently either contingent or pending in area 25 with list prices ranging from $349,000 to $2,995,000. As of today, there have been 44 single family homes sold in area 25 compared to 45 this time last year.  Inventory still seems to be high with an approx. 37 months of inventory, but compared to this time last year with a little over 40 months of inventory it is improving.
