235 single family homes under contract past week with a median list price $250k, $125/sf.  Median 29 CDOM (cumulative days on the market) and median year built 2001.

2% of  the 235 single family homes under contract were either foreclosures or short sales (fc/ss).  13% was new

construction. 

30 Mt. Pleasant family homes for sale went under contract and were listed from $250k-$989k. Median

$510k, $201/sf. 15 over $500k.  4 were new construction.

7 Peninsula Charleston family homes went under contract and were listed from $275k - $2.1M. Median $500k, $313/sf.

31 island homes under contract this past week.  James Island -7, Folly Beach -3 ($425k, $775k, $1.2M), Johns Island -7, Wadmalaw-

1, Edisto Beach -4, Seabrook Island - 3, Isle of Palms (IOP) -2 ($895k,$1.45M), Wild Dunes -

1, Daniel Island -3 ($475k,$1M,$2.35M)

7 James Island homes under contract were listed from $233k - $1.3M. Median $310k, $204/sf. 

7 John's Island homes under contract were listed from $210k - $850k. Median $415k, $187/sf. 3 were new construction.

30 West Ashley homes under contract were listed from $80k-$685k. 2 under $175k. 7 over $400k. Median $300k, $163/sf. 

25 North Charleston homes under contract were listed from $23k-$500k.  Median $175k, $119/sf. 1 new construction.

53 Summerville/Ladson homes under contract were listed from $70k-$599k.  Median$225k, $112/sf. 4 under $125k. 

56 Hanahan/Goose Creek/Moncks Corner homes under contract were listed from $79k-$350k. Median$185k, $104/sf. 9 were new construction

56 condo/townhomes under contract. 15 were in Mt. Pleasant. 2 were fc/ss and 6 new construction. 

The tri-county areas are up 10.5% in number of transactions year to date over 2015. 2016 will most likely see over 16k transactions and it will probably be the 2nd busiest year ever. Median sales price is up 5.1% to $244k.
