April Ends Strong with 414 Charleston Homes Under Contract!

April 24th - 30th Contingent Homes Report

337 Charleston single family homes went under contract last week with a median price of $250k, $124/sf. 18 homes were listed under $100k and 11 over $1M.  Median of only 29 days on the market. Median year built 2001.

16(5%) of 337 single family homes under contract were either foreclosures or short sales (fc/ss). Another 12% were new construction.

49 Mt. Pleasant single family homes went under contract over the past week and were listed from $245k - $1.2M. Median price was $470k, $188/sf. 7 were in Rivertowne. 3 under $150/sf. 19 over $500k. 11(22%) were new construction. 

7 Peninsula Charleston single family homes went under contract over the past week and were listed between $125k - $3.6M. 6 were south of the crosstown. 4 were South of Broad.

62 Island homes went under contract during the past week. James Island - 29 (see detail below). Folly Beach - 3 ($406k, $595k, $925k). Johns Island - 15 (see detail below). Kiawah Island - 1 ($1.1M).  Edisto - 3 ($400k, $435k, $1.4M). Sullivan Island - 1 ($795k). Isle of Palms - 3 ($589k, $695k, $860k). Wild Dunes - 1 ($1.2M). Daniel Island - 6 ($479k, $490k, $529k, $649k, $835k, $959k). 

29 James Island single family homes went under contract during the past week and were listed from $180k - $725k. The median price was $325k at $164/sf. 1 was under $225k. 7 were over $400k. Only 1 was fc/ss. No new construction.

15 Johns Island single family homes went under contract during the past week and were listed from $175k - $650k. The median price was $272k at $143/sf. 1 was under $200k. 3 were over $350k. Only 1 was new construction.

34 West Ashley single family homes went under contract over the past week with list prices from $90k - $1.3M. The median price was $256k, at $136/sf.  3 were in Carolina Bay. 6 were under $175k. 7 were above $400k. 3 were fc/ss. Only 2 were new construction.

41 North Charleston single family homes went under contract during the past week and were listed from $25k - $275k. 10 were under $100k. 7 were over $200k. The median price was $155k at $97/sf. 7 were in Brookdale. 3 were fc/ss. 7 (17%) were new construction.

72 Summerville/Ladson single family homes went under contract during the past week and were listed from $70k - $549k. The median was $221k at $103/sf. 5 were in Pine Forest. 1 was under $100k and 12 over $300k. 3 were fc/ss. 8 (11%) were new construction. 

66 Hanahan/Goose Creek/Moncks Corner single family homes went under contract during the past week and were listed from $61k - $575k. The median was $180k at $99/sf. 10 were in Sangaree. 6 were below $100k. 3 were above $400k. 2 above $400k. 4 were fc/ss. 10(15%) were new construction.

71 Condo/Townhomes went under contract during the past week. 5 were listed under $100k. 36 were listed from $100k - $200k. 12 from $205k - $260k. 8 from $310k - $400k. 10 from $405k - $645k. 21 were in Mt. Pleasant. 3 were fc/ss. 6 were new construction.
