410 Charleston Homes Go Under Contract March 27th - April 2nd

338 Charleston single family homes went under contract last week with a median price of $235k, $123/sf. 22 homes were listed under $100k and 12 over $1M.  Median of only 33 days on the market. Median year built 2000.

23(7%) of 338 single family homes under contract were either foreclosures or short sales (fc/ss). Another 7% were new construction.

58 Mt. Pleasant single family homes went under contract over the past week and were listed from $241k - $1.65M. Median price was $487k, $200/sf. 27 over $500k. 5 over $1M. 7(12%) were new construction. 

Peninsula Charleston single family homes went under contract over the past week and were listed between $389k - $2M. 1 was over $1M. Median $495k, $263/sf. 6 were south of the crosstown.

42 Island homes went under contract during the past week. James Island - 21 (see detail below). Folly Beach - 3 ($265k, $650k, $695k). Johns Island - 5 ($210k, $225k, 229k, $294k, $459k). Kiawah - 1 ($1.15M). Edisto - 1 ($999k). Seabrook Island - 2 ($599k, $875k). Sullivan's Island - 3 ($927k, $1.55M, $2.5M). Isle of Palms - ($455, $495k, $950k). Daniel Island - 3 ($545k, $549k, $1.35M). 

21 James Island single family homes went under contract during the past week and were listed from $210k - $610k. The median price was $315k at $160/sf. 5 were over $400k. Only 1 was fc/ss. 2 (10%) were new construction.

48 West Ashley single family homes went under contract over the past week with list prices from $89k - $2M. 4 were in Carolina Bay. 4 were in Grand Oaks. 5 were under $175k. 5 were above $400k. Median price was $245k, at $136/sf.  7 (15%) were fc/ss. 

33 North Charleston single family homes went under contract during the past week and were listed from $56k - $280k. 6 in Park Circle. 7 were under $100k. 4 were over $200k. The median price was $152k at $100/sf. 2 were fc/ss. 

65 Summerville/Ladson single family homes went under contract during the past week and were listed from $75k -$500k. 9 in Wescott. The median was $184k at $96/sf. 6 were under $100k and 5 over $300k. 4 were fc/ss. 2 were new construction. 

75 Hanahan/Goose Creek/Moncks Corner single family homes went under contract during the past week and were listed from $35k - $440k. 7 in Sangaree. The median was $186k at $96/sf. 7 were below $100k. 6 were above $300k. 6 were fc/ss. 11(15%) were new construction.

64 Condo/Townhomes went under contract during the past week. 8 were listed under $100k. 31 were listed from $100k - $200k. 12 from $208k - $275k. 7 from $300k - $425k. 6 from $529k - $695k. 16 were in Mt. Pleasant. 5 were fc/ss. 5 were new construction.
