This year and next, the Charleston economy is expected to continue on the path of stability and strengthening that began in 2010, according to the annual forecast from the Charleston Metro Chamber of Commerce.

Charleston County Local Housing Market Update

Charleston County Homes Sales Market Update

Listings are down by 12.1% for single-family detached homes and closed sales up by 12.7%. Shorter days on market help too. The same can be said for townhouse-condo activity.  The new listings are down for the month of January 2011 compared to Jan. 2010 by 25.8% and the closed sales are up by 19.4%. The days on market are less by 15.8%.

Recovering is Such an Optomistic Word!

Joey Von Nessen, a research economist with Resh Marketing in Columbia and an assistant professor of economics at the University of South Carolina’s Moore School of Business presented Tuesday the 2010 Charleston Market Update to a packed room of Realtors from the Charleston Trident Assocation of Realtors.  Certainly, it was refreshing to hear that the turning point for South Carolina's overall economy and housing market was in 2010. 

Von Nessen reported that the number one indicator for economic growth and home sales is job growth and we are seeing increases in those numbers.  He also said, that the two sectors driving the growth in the Lowcountry are durable manufacturing and services.

Summerville, SC Real Esate Market Update

Summerville, SC single-family detached closed sales has not seen the change as other areas of Charleston.   The average days on the market is a positive change of almost 8% for single-family detached and 25.0% for townhouse-condo.  The closed sales for single-family detached decreased by only 2.4% from 2009 to 2010.

Kiawah and Seabrook Islands, SC Market Statist

I will take a 25.9% increase from 2009 to 2010 in closed sales all day long!  The number of closed sales of single-family detached in 2009 was 58 and in 2010 it was 73.  The average sales price also moved into the right direction by 32.3%.  The average sales price in 2009 was $670,205 to $886,654 in 2010!  The townhouse-condo closed sales moved also in the same direction ~ up!  The change was 37.1%.  Closed sales in townhouse-condos went from 35 closed in 2009 to 48 closed.  It looks like Kiawah and Seabrook are seeing some positive changes.

Mt. Pleasant, SC Market Stats

There was certainly a positive change for closed sales in area 42, Mt. Pleasant, SC from 2009 to 2010 of 25.2%.  The number of closed single-family detached in 2009 was 584 homes to 731 closed sales in 2010.  The days on the market decreased by approx. 25% with 108 days in 2010 compared to 145 days in 2009. The number of listings taken in 2010 is down by 7.5% which is certainly a nice number to watch!
