The past week showed some great activity! Check the numbers below for an idea of how your home measures up to what’s going under contract. If you’re thinking of buying in the Charleston area, these weekly statistics will help you gauge what areas will best fit your budget.

Homes Under Contract - Week of August 7th - 13th

345 Charleston residential properties went under contract last week. 279 were single family homes with a median list price of $219, $117/sf. 20 were listed under $100k. 8 were listed over $1M. Median days on the market is 31. Median year built is 1999. 

16(6%) of 279 single family homes under contract were either foreclosures or short sales (fc/ss).14% were new construction.  

41 Mt. Pleasant single family homes under contract past week and were listed from $270k to $1.3M. 8 of these homes were in Rivertowne. The median list price was $450k, $199/sf. 17 were over $500k. 3 were over $1M. None under $150/sf. There were only 2  fc/ss. 3 were new construction. 

6 Peninsula Charleston single family homes under contract during the past week. List prices were $210k, $295k, $320k, $350k, $423k, and $570k. None of these homes were south of the crosstown. 

41 Island homes under contract over the past week. James Island - 15 (see detail). Folly Beach - 2 ($655k, $825k). Johns Island - 11 (see detail). Kiawah Island - 1 ($599k). Seabrook Island - 2 ($469k, $510k). Edisto Island - 3 ($80k, $140k, $549k). Sullivans Island - 3 ($1M, $1.5M, $1.6M). Wild Dunes - 1 ($865k). Daniel Island - 3 ($599k, $650k, $1M). 

15 James Island single family homes went under contract over the past week and were listed from $200k - $795k. The median list price was $334k or $180/sf. 2 were under $250k. 5 were over $400k. 2(13%) were fc/ss.

11 Johns Island single family homes went under contract over the past week and were listed from $100k - $3.2M. The median list price was $370k or $167/sf. 2 were under $200k. 5 were over $400k. 2(18%) were new construction.

23 West Ashley single family homes went under contract this past week and were listed from $74k - $1.4M. 5 were under $175 and 3 were over $400k. Median list price was $220k at $127/sf. Only 1 was fc/ss.

38 North Charleston single family homes under contract this past week and were listed from $25k - $245k. 5 were under $100k. 8 were over $200k. 15 of these homes were in Spencer Creek. Median list price is $175k or $106/sqft. 2 were fc/ss and 19(50%) new construction.

63 Summerville/Ladson single family homes went under contract over the past week. List prices ranged from $55k - $689k. 6 were in Wescott. Median list price was $176k, $103/sf. 6 were under $100k and 3 were over $400k. Only 1 was fc/ss and 3 were new construction.

61 Hanahan/Goose Creek/Moncks Corner single family homes went under contract last week with listing prices from $37k - $397k. 6 were in Crowfield Plantation. The median list price was $170k, $95/sf. 7 were below $100k and 4 were above $300k. 6(10%) were fc/ss and 10(16%) were new construction.

64 Condo/Townhomes went under contract last week. 4 were listed under $100k. 31 from $100k - $200k. 14 from $200k - $290k. 10 from $300k - $485k. 5 from $500k - $650k. 18 were in Mt. Pleasant. 2 were fc/ss and 7(11%) were new construction.
