Homes Going Under Contract Increases as Spring Approaches!

333 Charleston Residential Properties Under Contract Last Week - 1.23 to 1.29.15!

269 Charleston single family homes went under contract last week with a median price of $242k, $124/sf. 23 homes were listed under $100k and 7 over $1M.  26(10%) of 269 single family homes under contract were either foreclosures or short sales (fc/ss). Another 12% were new construction.

42 Mt. Pleasant single family homes went under contract over the past week and were listed from $230k - $2M. Median price was $470k, $180/sf. 17 over $500k. Only 1 under $150/sf. Only 2(5%) were fc/ss. 8(19%) were new construction. 

12 Peninsula Charleston single family homes went under contract over the past week and were listed between $150k - $3.3M. 3 were under $200k; 2 were over $500k. Median #99k, $246/sf. 5 were south of the crosstown.

52 Island homes went under contract during the past week. James Island - 21 (see detail below). Folly Beach - 2 ($250k, $795k). Johns Island - 9 (see detail below). Kiawah Island - 1 ($599k). Edisto Island - 2 ($389k, $689k). Isle of Palms - 4 ($595k, $875k, $900k, $1.6M ). Wild Dunes - 1 ($1.5M). Daniel Island - 12 (see detail below).

21 James Island single family homes went under contract during the past week and were listed $179 - $680k. The median price was $260k at $162/sf. 3 were below $200k. 6 were over $400k. 3 were fc/ss. Only 1(5%) were new construction.

9 Johns Island single family homes went under contract during the past week and were listed $129 - $569k. The median price was $376k at $185/sf. 1 was below $200k. 2 were over $500k. No fc/ss. 3 (33%) were new construction.

12 Daniel Island single family homes went under contract during the past week and were listed $525-$1.2M. The median price was $750k at $252/sf. 3 were over $1M. No fc/ss. 2 (17%) were new construction.

27 West Ashley single family homes went under contract over the past week with list prices from $33 - $599k. 3 were in Shadowmoss. 7 were under $175k. 2 were above $400k. Median price was $239k, at $132/sf.  4 (15%) were fc/ss.  1(4%) was new construction.

23 North Charleston single family homes went under contract during the past week and were listed from $10k - $269k. 6 were under $100k. 3 were over $200k. The median price was $145k at $95/sf. 2(9%) were fc/ss. Only 1 (4%) was new construction.

49 Summerville/Ladson single family homes went under contract during the past week and were listed from $54k -$324k. The median was $190k at $97/sf. 6 were under $100k and 3 over $275k. 2(4%) were fc/ss. 3(6%) were new construction. 

57 Hanahan/Goose Creek/Moncks Corner single family homes went under contract during the past week and were listed from $50k - $425k. 6 were in Crowfield. The median was $170k at $97/sf. 8 were below $100k. 3 were above $300k. 9(16%) were fc/ss. 11(19%) were new construction.

54 Condo/Townhomes went under contract during the past week. 9 were listed under $100k. 27 were listed from $100k - $200k. 4 from $215k - $250k. 7 from $300k - $400k. 5 from $525k - $690k.  2 at $1.1M and $1.6M. 16 were in Mt. Pleasant. 5(9%) were fc/ss. 6(11%) new construction.
