The Citadel in Charleston SC298 residential properties under contract 5/17 - 5/23/13!!

240 single family homes under contract last week with a median lIST price $231k, $114/sf. 28 under $100k. 8 over $1M. 
  16% of 240 homes under contract were either foreclosures or short sales (fc/ss).

39 Mt Pleasant single family homes under contract last week were listed from $220k- $1.2M. Median $400k, $176/sf. 12 over $500k. 2 over $1M.  8% were either fc/ss.

6 Peninsula Charleston homes under contract with list prices $70k, $100k, $110k, $335k, $1.1M, $3.3M

49 island homes under contract last week. James Island SC -25, Folly Beach SC -2 ($125k, $1M), John's Island -7, Wadmalaw -1 ($450k), Seabrook Island -1 ($1.15M), Edisto Island -5 ($260k, $399k, $519k, $769k, $865k), Isle of Palms -4 ($525k, $540k, $775k, $1.4M), Daniel Island SC -4 ($389k, $436k, $520k, $568k)

25 James Island single family homes under contract were listed from $65k-$790k. Median $252k, $150/sf. 4 over $500k. 4% were either fc/ss.

7 Johns Island homes went under contract and were listed from $205k- $1.25M. Only 2 under $365k. None under $137/sf.  1 foreclosure. No short sales or new construction.

42 West Ashley single family homes under contract last week were listed from $75k-$529k. Median $230k, $119/sf. 10 above $300k. 21% were either fc/ss.

41 Summerville/Ladson homes under contract last week were listed from $59k- $550k. Median $177k, $84/sf.  4 above $300k. 29% were either fc/ss.

15 North Charleston homes under contract were listed from $80k- $475k. 2 above $200k. 3 below $100k. Median $140k, $82/sf.  13% were either fc/ss.

46 Hanahan/Goose Creek/Moncks Corner homes under contract were listed from $39k-$300k. Median $157k, $85/sf. 15 over $200k. 5 Sophia Landing. 17% were either fc/ss.

53 condo/townhomes under contract last week.  14 were listed under $100k. 14 from $100k-$200k. 12 from $216k-$280k. 9 from $330k-$510k. 3 from $630k-$750k. 1 at $970k. 18 in Mt. Pleasant. 17% were either fc/ss.
