Homes Under Contract - July 31st - August 6th

The Charleston area is definitely experiencing a seasonal slow down. Buying activity is still exceptional! This week was busy in Mt. Pleasant, Summerville and Goose Creek. Median sales prices are still below the trend line running from 1991. Price per square foot is no where near the peak from 2006. Great things are happening in Charleston!

319 Charleston residential properties went under contract last week. 261 were single family homes with a median list price of $239, $116/sf. 13 were listed under $100k. 9 were listed over $1M. Median days on the market is 33. Median year built is 2002. 

Only 9(3%) of 261 single family homes under contract were either foreclosures or short sales (fc/ss). 9% were new construction.  

40 Mt. Pleasant single family homes under contract past week and were listed from $250k to $1.75M. The median list price was $540k, $194/sf. 23 were over $500k. 5 were over $1M. 1 was under $150/sf. There were no fc/ss. 6(15%) were new construction. 

7 Peninsula Charleston single family homes under contract during the past week. List prices were $270k, $370k, $449k, $449k, $700k, $800k, and $999k. 5 were south of the crosstown.

31 Island homes under contract over the past week. James Island - 10 (see detail). Folly Beach - 1 ($998). Johns Island - 7 (see detail). Seabrook Island - 2 ($539k, $999k). Edisto Island - 1 ($689k). Sullivans Island - 2 ($1.3, $2.7M). Isle of Palms - 4 ($627k, $629k, $700k, $1.7M). Daniel Island - 4 ($515k, $779k, $980k, $989k). 

10 James Island single family homes went under contract over the past week and were listed from $161k - $675k. The median list price was $350k or $179/sf. 1 was under $250k. 3 were over $400k.

7 Johns Island single family homes went under contract over the past week and were listed from $170k - $599k. The median list price was $269k or $152/sf. 1 was under $200k. 2 were over $400k. 1(14%) was fc/ss and 2(29%) were new construction.

24 West Ashley single family homes went under contract this past week and were listed from $87k - $1.3M. 4 were under $175 and 6 were over $400k. Median list price was $265k at $132/sf. 1 was new construction.

18 North Charleston single family homes under contract this past week and were listed from $40k - $300k. 4 were under $100k. 6 were over $200k. Median list price is $166k or $100/sqft. 6(33%) were new construction.

70 Summerville/Ladson single family homes went under contract over the past week. List prices ranged from $60k - $495k. 10 were in Wescott. Median list price was $192k, $103/sf. 5 were under $100k and 6 were over $300k. 4 were fc/ss and 1 new construction.

65 Hanahan/Goose Creek/Moncks Corner single family homes went under contract last week with listing prices from $60k - $775k. 6 were in Crowfield Plantation. The median list price was $185k, $99/sf. 2 were below $100k and 1 were above $360k. 3 were fc/ss and 7(11%) were new construction.

54 Condo/Townhomes went under contract last week. 6 were listed under $100k. 36 from $100k - $200k. 6 from $215k - $250k. 5 from $320k - $530k. 1 was listed at $1.4M. 14 were in Mt. Pleasant. 4 were fc/ss and only 2 were new construction.
