Buying Activity Slows | New Construction Attracting Buyers

Homes Under Contract 6/5 through 6/11/15

324 Charleston residential properties went under contract last week. 262 were single family homes with a median list price of $259, $122/sf. 16 were listed under $100k. 11 were listed over $1M. Median days on the market is 40. Median year built is 1999. 

11(4%) of 262 single family homes under contract were either foreclosures or short sales (fc/ss). 11% were new construction.  

38 Mt. Pleasant single family homes under contract past week and were listed from $315k to $5M. The median list price was $489k, $188/sf. 6 were in Park West. 18 were over $500k. Only 2 were under $150/sqft. 5(13%) were new construction.

12 Peninsula Charleston single family homes under contract during the past week and were listed from $258k to $795k. The median list price was $432k, at $274/sf. 7 were south of the crosstown.

35 Island homes under contract over the past week. James island - 16 (see detail), Johns Island - 5 ($189k, $230k, $239k, $599k, $1.5M). Kiawah Island - 3 ($779k, $999k, $1.7M). Edisto Island - 2 ($375k, $728k). Sullivans Island - 4 ($927k, $1.4M, $1.4M, $3M) Isle of Palms - 2 ($750k, $800k). Wild Dunes - 1 ($1.25M). Daniel island - 2 ($585k, $1.5M). 

16 James Island single family homes went under contract over the past week and were listed from $245k - $895k. The median list price was $337k or $180/sf. 5 were over $400k. 2(13%) new construction.

34 West Ashley single family homes went under contract this past week and were listed from $126k - $2.7M. 4 were in Shadowmoss. 5 were under $175 and 6 were over $400k. Median list price was $272k at $139/sf. Only 1 was fc/ss and 2 were new construction.

15 North Charleston single family homes under contract this past week and were listed from $25k - $295k. 3 were in Park Circle. 4 were under $100k. 4 were over $200k. Median list price is $170k or $99/sqft. Only 1 was fc/ss and 1 was new construction.

66 Summerville/Ladson single family homes went under contract over the past week. List prices ranged from $42k - $800k. 7 were in Wescott Plantation. 7 were in Pine Forest. Median list price was $199k, $100/sf. 8 were under $100k and 3 were over $400k. 5 were fc/ss and 4 new construction.

57 Hanahan/Goose Creek/Moncks Corner single family homes went under contract last week with listing prices from $45k - $399k. 10 were in Crowfield Plantation. The median list price was $185k, $101/sf. 4 were below $100k and 4 were above $300k. 3 were fc/ss and 11(19%) were new construction.

56 Condo/Townhomes went under contract last week. 7 were listed under $100k. 31 from $100k - $200k. 11 from $209k - $300k. 4 from $329k - $379k. 3 from $489k -$625k. 18 were in Mt. Pleasant. 4 fc/ss and 2 were new construction.
