343 Charleston Residential Properties Go Under Contract February 20th - 26th 

The Best January and February Ever!

287 Charleston single family homes went under contract last week with a median price of $250k, $115/sf. 17 homes were listed under $100k and 11 over $1M.  Median of only 32 days on the market. 22(8%) of 287 single family homes under contract were either foreclosures or short sales (fc/ss). Another 17% were new construction.

35 Mt. Pleasant single family homes went under contract over the past week and were listed from $200k - $1.9M. Median price was $440k, $195/sf. 13 over $500k. 4 over $1M. 4 under $150/sf. Only 1 was a fc/ss. 5(14%) were new construction. 

11 Peninsula Charleston single family homes went under contract over the past week and were listed between $250k - $1.3M. 2 were under $300k; 2 were over $1M. Median $475k, $289/sf. 5 were south of the crosstown.

41 Island homes went under contract during the past week. James Island - 20 (see detail below). Johns Island - 10 (see detail below). Seabrook Island - 1 ($989k). Edisto Island - 2 (both $339k). Isle of Palms - 2 ($659k, $2.6M). Daniel Island - 4 (see detail below). 

20 James Island single family homes went under contract during the past week and were listed from $140k - $1.4M. The median price was $259k at $171/sf. 3 were under $200k. 5 were over $400k.

10 Johns Island single family homes went under contract during the past week and were listed $149 - $700k. The median price was $348k at $152/sf. 2 were below $200k. 5 were over $400k. 3 (30%) was new construction.

4 Daniel Island single family homes went under contract during the past week and were listed at $609k, $720k, $1.2M, $1.5M.

30 West Ashley single family homes went under contract over the past week with list prices from $127 - $1.2M. 1 was under $175k. 1 was above $400k. Median price was $267k, at $134/sf.  3 (10%) were fc/ss. 

26 North Charleston single family homes went under contract during the past week and were listed from $15k - $410k. 3 in Park Circle. 8 were under $100k. 3 were over $200k. The median price was $135k at $94/sf. 2(8%) were fc/ss. 2 (8%) was new construction.

62 Summerville/Ladson single family homes went under contract during the past week and were listed from $90k -$495k. 8 in Wescott. The median was $188k at $102/sf. 3 were under $100k and 9 over $300k. 6(10%) were fc/ss. 5(8%) were new construction. 

75 Hanahan/Goose Creek/Moncks Corner single family homes went under contract during the past week and were listed from $54k - $350k. 12 in Carriage Lane. The median was $215k at $95/sf. 6 were below $100k. 7 were above $300k. 7(9%) were fc/ss. 30(40%) were new construction.

51 Condo/Townhomes went under contract during the past week. 7 were listed under $100k. 28 were listed from $100k - $200k. 8 from $201k - $259k. 4 from $305k - $340k. 4 from $500k - $689k.  14 were in Mt. Pleasant. 3(6%) were fc/ss. 6(12%) was new construction.
