236 Charleston Residential Properties Under Contract 1.2 to 1.8.15!

186 Charleston single family homes went under contract last week with a median price of $222k, $116/sf16 homes were listed under $100k and 4 over $1M.  27(15%) of 186 single family homes under contract were either foreclosures or short sales (fc/ss). 

24 Mt. Pleasant single family homes went under contract over the past week and were listed from $275k - $995k. Median price was $450k, $190/sf. 9 over $500k. 2 under $150/sf. Only 2(8%) were fc/ss. 5(21%) were new construction. 

5 Peninsula Charleston single family homes went under contract over the past week and were listed at  $315k, $395k, $435k, $627k, $975k. 2 south of the crosstown.

34 Island homes went under contract during the past week. James Island - 10. Johns Island - 10. Wadmalaw Island -2 ($160k, $300k). Kiawah Island - 2 ($799k, $1.5M). Edisto Island - 2 ($160k, $395k). Seabrook Island - 1 ($449k). Isle of Palms - 3 ($390k, $475k, $2.5M). Wild Dunes-1 ($688k). Daniel Island - 3 ($799k, $840k, $4M).

19 West Ashley single family homes went under contract over the past week with list prices from $111k - $450k. 5 were under $175k. 3 were above $300k. Median price was $221k, at $137/sf. 3 (16%) were fc/ss.  2(11%) were new construction.

10 James Island single family homes went under contract during the past week and were listed $140k - $625k. The median price was $395k at $163/sf. Only 1 was below $225k. 2(20%) were fc/ss. 3(30%) were new construction.

10 Johns Island single family homes went under contract during the past week and were listed from $155k - $3M.  Median price was $232k at $142/sf. Only 1 was below $200k. Only 1 was fc/ss. 3(30%) were new construction.

18 North Charleston single family homes went under contract during the past week and were listed from $50k - $285k. 5 were under $100k. Only 1 was over $200k. The median price was $150k at $89/sf. 2(11%) were fc/ss. 4(22%) was new construction.

43 Summerville/Ladson single family homes went under contract during the past week and were listed from $40k -$415k. The median was $185k at $98/sf. 8 were under $100k and 8 over $300k. 11(26%) were fc/ss. 4(9%) were new construction. 

40 Hanahan/Goose Creek/Moncks Corner single family homes went under contract during the past week and were listed from $90k - $275k. The median was $165k at $97/sf. 3 were below $100k. 4(10%) were fc/ss. 6(15%) were new construction.

46 Condo/Townhomes went under contract during the past week. 4 were listed under $100k. 15 were listed from $100k - $200k. 10 from $210k - $300k. 3 from $345k - $499k. 7 from $550k - $727k. 7 from $825k - $2.25M. 22 were in Mt. Pleasant, 11 of which were in The Tides. 2(4%) were fc/ss. 14(30%) new construction.
