The good news for homebuyers interested in Kiawah Island or Seabrook Island is that prices have decreased significantly over the past year while the number of sales remained about the same. In 2009, 57 homes sold on the islands for an average of $339 per square foot, down from 60 homes sold in 2008 for an average of $390 per square foot. In 2009, homes stayed on the market about nine months while in 2008 it took about six months for homes to sell. The median sales price dropped to $486,000, the lowest it has been in the past five years.

Sullivan’s Island also saw a nice jump in home sales in 2009. Twenty-one homes sold in 2009 as compared to just 12 in 24, and 24 in 2007. It took about nine months for Sullivans Island homes to sell in both 2008 and 2009, up from six months in 2007. The average price per square foot of the 21 homes that sold last year was $519, the lowest it has been in the past five years. The median price on the island dropped from about $1.5 million in 2008 to just under $1 million in 2008.
