How is Real Estate in Your Neighborhood?

Fri, Aug 4th 2017 8:00 am by Cathy Hunnicutt Mount Pleasant Events

Hot of the press - the mid-year stats on each neighborhood in Mount Pleasant! We all know the real estate market is strong, but most of us are specifically interested in our own subdivisions and homes.

Belle Hall, for example, has had 33 sales in the first two quarters of the year, with sales prices from $307k-$1.1M.  We sold a home in The Courtyard that went under contract within hours of being listed, not an unusual scenario for this hot Mount Pleasant neighborhood. Whether you are a first time buyer or looking for your marsh front dream home, Belle Hall is a fantastic neighborhood!

Dunes West is another neighborhood with something for everyone.  It's no surprise that the subdivisio...

July buying activity looks like Spring market!

Mon, Jul 24th 2017 10:00 am by Cathy Hunnicutt Market Stats

With nearly 400 properties under contact, last week looked like a typical week in the height of the Spring market, not the middle of July.  Speaking with other Realtors outside of Charleston, most markets see a slowdown in July, as buyers and sellers alike are on vacation and enjoying the last bit of Summer.

In Charleston, we've seen no such slowdown. Buyers continue to move into the area throughout the year, and low inventory has created a strong market for sellers.

Last week we saw 43 homes go under contract in Mount Pleasant. 5 of those were in Dunes West. Buyers wanting to move before the start of the school year were still busy looking at properties last week.

West Ashley was al...

Fourth of July Week Buying Activity

Sat, Jul 8th 2017 10:00 am by Cathy Hunnicutt Market Stats

We hope everyone had a wonderful 4th of July, long weekend here in the Lowcountry! While many of us were on vacation (or staycation), real estate buying activity remained strong. It slowed a bit from June, but with 300 homes under contract, it is still an awesome Summer market!

Mount Pleasant prices are averaging $237 per sq. ft.! 31 homes went under contract last week! 16% were new construction.
James Island has remained strong, averaging $175 per sq. ft.  And West Ashley homes under contract were right at $150 per sq. ft.
We are back to pre-recession numbers, and our market is continuing to grow as more jobs and development come to the area.  Keep in mind, it took nearly 10 ye...

Best Historical Sites in Charleston

Tue, Jul 4th 2017 9:00 am by Cathy Hunnicutt Things to Do

In honor of America's 241st birthday, we thought we would share just a few of Charleston's rich, deep-rooted historical sites.  We are more than southern charm, delicious food and beautiful beaches. Charleston is also home to some of our country's most important pieces of history.

Did you know that The Civil War actually began in Charleston? It was April 12, 1861 when Confederate artillery opened fire on Federal Fort Sumter.  A lovely boat ride to Fort Sumter will tell you all about our city's role in arguably the most important war in US history.  And a stroll around Battery Park features cannon replicas, and the most amazing views of the fort and the Charleston Harbor - right out to t...

Summertime in the Lowcountry

Fri, Jun 23rd 2017 3:00 pm by Cathy Hunnicutt Mount Pleasant Events

It's officially Summer! Sure, we've been in shorts and flip-flops for a few months now, but June 21st made our vacation-like-lifestyle more acceptable to the outside world. As visitors pop into town, staycations begin, and Summer Fridays take effect at most businesses, we thought we'd give you a round-up of some of this Summer's hottest happenings.

In Mount Pleasant, Party at the Point continues to draw crowds for awesome music in the most beautiful, laid-back setting.  There are few places as relaxing as Patriot's Point on the Charleston Harbor to unwind on a Friday evening.

If Patriot's Point is a favorite spot, start making plans for the 4th of July.  Tickets are on sale now for the...

2017 Set to be Record Breaking Year

Tue, Jun 13th 2017 10:51 am by Cathy Hunnicutt Market Stats

If you have been watching the Real Estate market in Mount Pleasant, and across Charleston, you shouldn't be surprised to learn that sales are up, prices are up, and 2017 is looking like it will be the busiest year in Charleston history.

Across the Lowcountry, sales are up 12% over last year, and the average sales price is up 8%. That is phenomenal improvement in just one year, and there are no signs of it slowing.

Prices in North Mount Pleasant are increasing at a slightly higher rate than South of the Isle of Palms Connector. That can be attributed to the new construction in the area.  1,093 homes have already sold in Mount Pleasant this year!

A record 1,740 Charleston area homes w...

Still waiting for mortgage rates to rise, as they hit low for the year!

Thu, Jun 1st 2017 10:05 pm by Cathy Hunnicutt Market Stats

We keep waiting for mortgage rates to increase, but Freddie Mac's weekly survey shows rates at their lowest point yet this year. With the average at 3.94% this week, buyers' purchasing power remains strong.

According to, rates were expected to hit 4.3% this year, but are now headed in the opposite direction, despite a stronger economy.

Of course, rates change daily, and many factors go into your interest rate, so the best resource is a lender you trust. If you think now may be the right time to take advantage of these rates and buy, call Ed Hunnicutt! We'd love to guide you through the process and help make your dreams of home ownership a reality!
