Claiming Primary Residence Can Save You Big!

Did you know that when you buy a home in Charleston County, your taxes are automatically assessed at 6%? This is a proactive approach by the county to ensure that secondary property owners and investors are paying a higher tax rate than primary residents.  While it makes sense, it puts the responsibility on the homeowner to claim their property as a primary residence. 

If you purchased a home in Mount Pleasant, or anywhere in the Charleston area in 2017, this is very important! Having a primary residence is a huge tax savings. While the taxes are listed at 6% for secondary and 4% for primary, the difference in your tax bill may actually be triple if you do not apply for the 4% exemption....

Hot of the press - the mid-year stats on each neighborhood in Mount Pleasant! We all know the real estate market is strong, but most of us are specifically interested in our own subdivisions and homes.  

Belle Hall, for example, has had 33 sales in the first two quarters of the year, with sales prices from $307k-$1.1M.  We sold a home in The Courtyard that went under contract within hours of being listed, not an unusual scenario for this hot Mount Pleasant neighborhood. Tax-free Weekend Returns!

The new school year is right around the corner, and to lighten the burden on South Carolina families preparing to go back to school, the state is offering Tax-Free Weekend.  Shop from this Friday, August 4th through Sunday, August 6th, and enjoy a state tax break on everything from pencils to computers.

July buying activity looks like Spring market!

With nearly 400 properties under contact, last week looked like a typical week in the height of the Spring market, not the middle of July.  Speaking with other Realtors outside of Charleston, most markets see a slowdown in July, as buyers and sellers alike are on vacation and enjoying the last bit of Summer.

In Charleston, we've seen no such slowdown. Buyers continue to move into the area throughout the year, and low inventory has created a strong market for sellers.  

Last week we saw 43 homes go under contract in Mount Pleasant. 5 of those were in Dunes West. Buyers wanting to move before the start of the school year were still busy looking at properties last week.

Fourth of July Week Buying Activity

We hope everyone had a wonderful 4th of July, long weekend here in the Lowcountry! While many of us were on vacation (or staycation), real estate buying activity remained strong. It slowed a bit from June, but with 300 homes under contract, it is still an awesome Summer market!

Mount Pleasant prices are averaging $237 per sq. ft.! 31 homes went under contract last week! 16% were new construction. 
James Island has remained strong, averaging $175 per sq. ft.  And West Ashley homes under contract were right at $150 per sq. ft.  
We are back to pre-recession numbers, and our market is continuing to grow as more jobs and development come to the area.  Keep in mind, it took nearly 10 ye...
